Applying
Browse the Properties page, open the unit you want, and tap Apply. You'll fill in your personal, employment and move-in details, then upload your ID and last 3 payslips (bank statements and an employer letter are recommended).
Your net monthly income must be at least 3× the monthly rent. For example, a R6,000 unit requires at least R18,000 per month.
We aim to respond within 2–3 business days. Complete document uploads — especially bank statements and an employer letter — speed things up.
Yes. We run a TPN credit and identity check on every applicant. The cost is included in the once-off lease admin fee, payable with your first month's rent and deposit — there are no surprise charges.
The lease
Electronically. After approval you'll receive a secure link to your lease. You read each section, initial every page, tick the declarations, and draw your signature on screen — no printing or scanning.
The landlord countersigns after you've signed and your deposit and first month's rent have been received. This protects both parties — you only commit funds to a lease you've already reviewed and signed.
An initial 12-month period, 10% annual escalation, rent due on the 27th of each month, a security deposit of at least one month’s rent, and a maximum of 2 occupants with no subletting. Leases are governed by the Consumer Protection Act and are POPIA-compliant.
Living there
Rent covers occupation of the premises only. Water, electricity, sewerage and refuse are not included — these are charged via the body corporate's prepaid meter or the municipal account.
Pets aren't guaranteed — please ask in your application and we'll confirm in writing if accepted. Where pets are agreed, the conditions are recorded in the lease.
Email info@amatle.co.za with photos and a brief description. Once your tenancy begins you'll get a dedicated maintenance request form.
Leaving
You may cancel at any time with 20 business days' written notice, subject to a reasonable cancellation fee under the Consumer Protection Act (1.5–3× monthly rent depending on notice given and lease remaining).
Within 14 days of you handing possession back to the landlord, less any deductions for damage (fair wear and tear excluded) or outstanding amounts. The deposit is held in a non-interest-bearing account.
A joint inspection takes place within 5 days before the lease expires. If you can't attend, we inspect within 3 business days of you vacating, and you're liable for documented damage.

Every applicant completes a structured application and consents to a TPN credit and identity check. Income is verified against payslips or bank statements, with a minimum income of 3× the monthly rent.

Rent is invoiced monthly and due on the 27th, with a digital receipt issued on payment. Annual escalation is applied automatically at renewal.
